Car park and industrial flooring

Specifying a floor is essentially a trade-off between three things: mechanical strength, chemical resistance and cleanliness. A car park needs abrasion resistance and dust control; a cleanroom needs a seamless, cleanable surface; a food plant needs thermal and chemical resistance.

A floor is a system, not a coat of paint

A complete epoxy floor is built in three stages:

Primer — penetrates and seals the substrate, improving adhesion and hardness. This layer determines whether the system stays down.

Body coat — the structural layer, improving flatness, thickness, mechanical strength and impact resistance. It is also the key to overall cost, since thickness can be built up here rather than in the more expensive topcoat.

Topcoat — determines final appearance, abrasion and chemical resistance, and how easily the floor can be cleaned.

Practical considerations for car parks

Car parks are large in area, cost-sensitive, and require abrasion resistance and dust control rather than high gloss or cleanroom standards.

The standard approach is therefore primer, body coat and thin-build topcoat. The body coat makes good the level differences and defects in the existing slab; the topcoat provides the wearing surface and the base for line marking.

Two factors are frequently underestimated: phasing and ventilation. Most car parks cannot close entirely, so the work has to be phased; and where an underground car park is poorly ventilated, a water-based system should be considered first to limit odour.

Factories and cleanrooms

For factory floors the governing properties are impact and chemical resistance. Forklifts, racking and chemical spillage all test the floor, so body coat thickness and mechanical strength are the priority.

Cleanrooms and healthcare spaces require a seamless and easily cleaned surface; the smooth finish of a self-levelling system reduces contaminant adhesion and makes cleaning more effective.

Food plants are among the most demanding environments, combining hot washdown, fats, organic acids and frequent cleaning. Thermal and chemical resistance specifications should be confirmed explicitly for these facilities.

Confirm before starting

  • Substrate moisture content — epoxy is sensitive to moisture; excess causes blistering and delamination
  • Existing floor condition — dusting, oil contamination, failed coatings
  • Loading and use — forklifts, racking and vehicle loads determine body coat thickness
  • Chemical exposure — which acids, alkalis or solvents, at what concentration and frequency
  • Available downtime — the number of days the facility can close determines which systems are viable
